On the Wednesday before Thanksgiving in 2001
we received a panic call from the owner of a Richmond,
Virginia high-rise office building. They'd just discovered
water from a broken line had flooded the electrical room
on the 18th floor. Arriving on site the same day, we were
able to coordinate with an electrical firm in Washington,
DC to bring crews in that evening. Realizing the building's
entire electrical system had been corrupted and was in
danger of exploding, we shut down and evacuated the
building and began work. Working 24/7 with more than
a hundred electricians, we had all tenants back in operation
by Monday morning at 8:00 a.m.
To get them up and running as quickly as possible
we had temporarily hard wired the entire building. Then,
within two months, we changed out that wiring and installed
a new buss duct electrical system. Through time-sensitive
management and scheduling, in all of that two months
there was only one four-hour power change over
interruption to the tenants. And of critical importance to
the owner, by our coordination and cooperation with their
insurance company, all claims were paid in full.
Building Bridges With City Officials
Pittsburgh, Pennsylvania
We were called in to complete a fire sprinkler
system and replace the aging fire alarm system in a 35-story high-rise office building in Pittsburgh. Although the
job was complex and the building had to be kept in
operation, that wasn't the major hurdle to be overcome.
Unfortunately, the City of Pittsburgh was reluctant
to issue a permit that exceeded one year and, due to funding
issues, the owner needed to phase the work over three years.
Through meetings and working with City Officials, we were
successful in getting the permit extended for a five-year
period.
The work was completed within the original three year
time frame and, needless to say, all parties were quite
satisfied with us and the work we did.
facing the hard truth
MEMPHIS, TENNESSEE
There is another danger that seems to be more
prevalent in apartment renovation work than in commercial
work. That danger is in the financial stability of the
contractor. While managing a particular contractor in
Florida, we became aware of the contractor's slow pay to
his subcontractors. With a tenacious effort on our part,
we verified that all subcontractors were paid and had all
lien rights protected while completing the project on time.
However, we did caution our client about this contractor
for any future work. Our client advised us to immediately
proceed to Memphis where this contractor had just
completed a16-unit apartment building and was ready to
begin another 22-unit apartment building. The local
subcontractors were complaining about not being paid
and threatening lien action on the just completed property.
We assisted the owner in terminating this contractor's
contract. Our next action was to assure these subcontractors
at least 50% payment on their past due claims and award
each of these subcontractors a reasonable contract amount
for construction of the new 22-unit apartment building.
No liens were filed against the property and the new project
was completed in a timely fashion and under budget.
